Real pricing based on real sales

I pull the last six months of comparable sales in your neighborhood and give you a number based on what houses like yours actually sold for, not a Zestimate and not a number designed to win your listing. Priced right, most Spokane homes sell within 30 days. Priced too high, they sit and end up selling for less than they would have at the right price to begin with.

Prep that actually raises your number

Some fixes raise your sale price by more than they cost you. Others are a waste of money. I'll tell you exactly what's worth doing on your house and what to leave alone. Usually it's a few small things, not a full renovation.

Marketing that puts your house in front of real buyers

This is where most brokers stop trying. I don't. I've spent five years running a marketing company for local businesses, so I know how buyers actually search online. Every listing I take gets:

  • Professional photos and, when it fits the house, drone shots and video
  • Full listing syndication to Zillow, Redfin, Realtor.com, and every major site
  • A dedicated listing page optimized so it shows up when people search for houses in your neighborhood
  • Paid ads on Google and Facebook targeting Spokane buyers actively looking in your price range
  • Email marketing to my buyer list and to other brokers with buyers

Most listings get posted and forgotten. Yours won't.

Showings and offers

I handle scheduling, provide feedback from every showing, and walk you through every offer that comes in, not just the highest one. Sometimes the highest offer has terms that make it weaker than a lower clean offer. You'll know the difference before you decide.

Negotiation and closing

Inspection responses, appraisal issues, and last-minute buyer requests all get handled so nothing drags. My job is to protect your equity from the offer through the closing table.
