What working with me looks like
You talk to me.
I'm the one who answers the phone, shows the houses, and writes the offers. If you have a question at 8pm you'll get an answer that night, not a callback from someone you've never met.
I tell you what I see.
If a house has a bad roof I'll say so. If your asking price is too high I'll say that too. You can do what you want with the information, but you'll hear it from me first.
It moves.
Showings get scheduled the same week. Offers get written the same day. When something needs to happen, it happens, and you'll know where things stand without having to chase me.

I'll help you get preapproved, figure out what's realistic for your budget, look at houses, and write an offer that gets accepted. Then I'll walk you through inspection, appraisal, and closing so you know what's coming at each step.
How buying works
Selling
I'll pull recent sales on comparable houses and give you a real number, tell you what's worth fixing before you list and what isn't, get professional photos done, and handle showings and offers. I run a marketing company on the side, so I know how listings show up online and I'll make sure yours does.

About MeI'm Johny Burns, a real estate broker in Spokane. My job is to help you buy or sell a house without the runaround. That means answering when you call, telling you what I actually think, and doing the work that gets you a good result instead of just a closed deal.
The edge I bring is on the marketing side. I've spent the last five years running a marketing company for local businesses, so I know how buyers search online, how listings show up in Google and AI results, and how to run ads, email, and social to put your home in front of the right people. Most brokers list a house and wait. I don't.
Whether you're buying your first place or selling one you've had for twenty years, you get the same thing from me: someone who's actually in your corner and knows what they're doing.
